We helped Kingfisher Resorts secure planning permission for the comprehensive redevelopment of Una St Ives, creating a high-quality holiday resort comprising a 42-unit apart hotel, 94 holiday villas and enhanced leisure facilities.
Building on an earlier, partially implemented permission, we helped develop a new holistic and commercially deliverable planning strategy for the 7-hectare site. Extensive pre-application engagement with Cornwall Council, the Design Review Panel and local community informed a landscape-led masterplan, carefully responding to the site’s topography, surrounding countryside and sensitive setting on the edge of Carbis Bay.
The resulting scheme unlocked the long-term potential of an underused site, delivering significant investment in Cornwall’s tourism economy, enhanced leisure facilities and the potential to support around 200 year-round jobs.
